Pre-Listing Seller Inspections
For Sellers

Pre-Listing Inspections

Avoid hidden surprises at closing. A pre-listing inspection lets you catch issues before buyers do — giving you the opportunity to repair them, disclose them accurately, or adjust your price with confidence rather than under pressure at the negotiating table.

Sellers who inspect before listing build buyer trust, reduce negotiation leverage, and close faster. Full coverage of the same systems as a homebuyer inspection:

New Construction Inspections
For New Builds

New Construction Inspections

New doesn't mean defect-free. Fast-paced construction schedules lead to missed items that builders won't catch — and that can cost thousands after you've moved in. Kissee inspects at each critical phase while corrections are still easy and inexpensive.

Three-phase inspection schedule:

  • Phase 1 — Pre-Pour: Foundation reinforcement (rebar spacing & depth), water/sewer stub-out placement, moisture barrier & slab preparation
  • Phase 2 — Pre-Drywall: Framing, MEP rough-in (mechanical, electrical, plumbing), weatherproofing, insulation, fire-blocking & window/door rough openings
  • Phase 3 — Final Walkthrough: Complete blue-tape punch list covering all systems — HVAC, electrical, plumbing, appliances, finishes, roofing, windows & doors

Each phase can be ordered individually or as a bundle. Thermal imaging is included with the final walkthrough.

Infrared Thermal Imaging
Advanced Technology

Infrared Thermal Imaging

Included FREE with every homebuyer, pre-listing, and new construction inspection. Thermal imaging is a non-invasive technique that detects surface temperature differences to reveal hidden defects — without cutting into walls or ceilings.

  • Electrical hot spots, arcing & overloaded circuits
  • Missing, settled, or compromised insulation
  • HVAC air leaks, duct defects & equipment issues
  • Flat roof moisture accumulation (delamination)
