Crawl, index, and on-page basics · 17 checks| Check | Live site | Prototype | Why it matters |
|---|---|---|---|
| robots.txt Crawl and index |
Pass Present. Blocks only /wp-admin/, asks for a 10-second crawl delay, and points to /wp-sitemap.xml. No crawler is blocked. Source: L-ROBOTS |
Opportunity Designed for go-live, add at launch. The review copy has a robots.txt that allows all crawlers and points to the live site's sitemap. The production file is written for the production domain. Source: P-FILES |
robots.txt tells crawlers what they may fetch and where the sitemap lives. It should stay this simple at launch. |
| XML sitemap Crawl and index |
Needs work WordPress core sitemap with 379 URLs: 132 posts, 228 pages, 13 category, 4 tag, 1 post-format, and 1 author archive. 2 listed URLs redirect (/home-inspection-services-frisco-old/ and /home-inspector-in-mckinney/), and the archive pages repeat post listings. Source: L-SITEMAP / L-CRAWL |
Opportunity Designed for go-live, add at launch. The review copy's sitemap.xml lists 374 review-site URLs. It is regenerated from the final page list on the production domain. Source: P-FILES |
The sitemap is the list of pages a site asks search engines to index. Redirects, '-old' pages, and thin archives in it dilute the pages that matter. |
| Canonical tags Crawl and index |
Needs work 358 of 377 pages carry a self-referencing canonical. The other 19 are category, tag, author, and post-format archives whose canonical points to an unrelated post (for example /category/sellers-inspection/ points to a septic post). 37 mixed-case copies of pages (such as /homebuyers-inspection-Sherman-tx/) also return 200, with a canonical to the lowercase page. Source: L-CRAWL |
Opportunity Designed for go-live, add at launch. All 378 pages carry a canonical pointing to the live domain. 372 match live sitemap URLs. 6 do not: /about-us/ and /home-inspection-process/ return 404 on the live site, /contact/ and /services/ redirect, and two New Construction city pages use capital letters in the URL. Source: P-HTML / L-HTTP |
Canonical tags name the preferred address for each page. A canonical that points at a 404 or a redirect tells search engines to index nothing, or the wrong page. |
| Indexing control (robots meta) Crawl and index |
Pass No noindex on any crawled page. Pages allow large image previews. Source: L-CRAWL |
Needs work The review copy has no noindex tag, and its robots.txt allows all crawlers, so the review domain can be indexed next to the live site. The canonical tags point to the live site, which limits the risk but does not remove it. Source: P-HTML / P-FILES |
A review copy that gets indexed competes with the real site for Kissee's own name and can show unapproved copy. Production pages must be indexable; review pages should not be. |
| HTTPS and one host Crawl and index |
Pass http:// and the non-www host both 301 to https://www.kisseeinspections.com. Unknown URLs return a real 404. No HSTS header is sent. Source: L-HTTP |
Pass The review domain serves HTTPS. Production host redirects are set at launch. Source: P-HTML |
One secure host avoids duplicate versions of every page and protects visitors filling in the quote form. |
| Custom 404 page Crawl and index |
Pass Unknown URLs return a 404 status with the branded site shell. Source: L-HTTP |
Opportunity Designed for go-live, add at launch. No custom 404 page in the review copy yet; the production build needs one with the phone number and quote link. Source: P-FILES |
A real 404 status keeps dead URLs out of the index, and a helpful error page keeps the visitor on the site. |
| Near-identical city and service pages Crawl and index |
Gap 180 pages repeat 12 services once for each of 15 towns (for example Sewer Scope Inspection in Anna, Aubrey, Bonham, and so on). Two city versions of the same service share about 99.7% of their words; only the city name changes. Source: L-CRAWL |
Gap The review copy carries the same city and service pages from the live site. Two city versions of the same service share about 99.3% of their words. Source: P-HTML / P-GUIDE |
Google treats large sets of pages that differ only by town name as low-value or doorway pages. They can hold the whole site back instead of helping each town rank. |
| Title tags On-page |
Needs work Every page has a title. 52 of 377 run over 60 characters and 4 pages share a title with another page. The homepage title is 'Kissee Inspection Services: TX Property Inspections'. Source: L-CRAWL |
Needs work Every page has a title; 365 of 378 are unique. 163 run over 60 characters and 24 pages share a title with another page. Source: P-HTML |
The title is the blue link in search results. Long titles get cut off, and duplicates make search engines guess which page to show. |
| Meta descriptions On-page |
Needs work 30 of 377 pages have no meta description, and 12 pages share one with another page. Source: L-CRAWL |
Pass All 378 pages have a meta description, none over 160 characters. Source: P-HTML |
The description is the snippet under the link. Without one, search engines pick random page text. |
| H1 headings On-page |
Needs work 352 of 377 pages have exactly one H1; 16 have none and 9 have more than one. On the homepage the H1, 'Professional Inspection Services', comes after two H2s. Source: L-CRAWL / L-HOME |
Pass Exactly one H1 on all 378 pages, at the top of the content. Source: P-HTML |
The H1 tells people and search engines what the page is about. |
| Share previews (Open Graph image) On-page |
Gap Pages carry a share title and description, but only 29 of 377 pages name a share image (og:image), so most shared links show no picture. Source: L-CRAWL |
Gap 6 pages name a share image, and the image address (/img/og-image.jpg on the live domain) returns 404. The other pages have none. Source: P-HTML / L-HTTP |
Realtors and buyers share inspection links by text and social posts. A branded preview image makes the link look trustworthy. |
| Generic SEO blocks under the quote form On-page |
Gap Core pages end with generic text blocks placed below the quote form. On the homepage, sections such as 'Understanding the Inspection Process', 'Benefits of Pre-Listing Inspections', and 'How to Prepare for Your Inspection' follow 'Request FREE Quote'. Source: L-HOME / L-CRAWL |
Pass The rebuilt core pages (home, services, process, about, FAQs, contact) drop those blocks; their facts move into the page sections they belong to. Source: P-HTML / P-COPY |
Text written for search engines after the call to action reads as filler to people and adds little for search. |
| Image alt text On-page |
Pass 6081 img tags across 377 pages: 6 without an alt attribute and 265 with empty alt. Source: L-CRAWL |
Pass 1651 img tags: 0 without alt and 50 with empty alt (decorative). Source: P-HTML |
Alt text is what screen readers announce and what image search reads. |
| Page weight On-page |
Gap Average HTML per page is about 338 KB. At phone width in Chrome, About made 103 requests totaling at least 4.2 MB, /contact-us/ 98 requests and 3.8 MB, and /faqs/ 87 requests and 3.0 MB. The homepage made 116 requests and starts a hero video. This is download size, not a speed score. Source: L-CRAWL / L-CHROME |
Pass Average page HTML is about 20 KB (largest about 50 KB). Source: P-HTML |
Most buyers look up an inspector on a phone. Heavy pages load slower on cellular data. Speed scores were not measured. |
| Mobile viewport On-page |
Pass Responsive viewport meta on every page; no horizontal scroll on the pages loaded at 390 px. Source: L-CRAWL / L-CHROME |
Pass Responsive viewport on every page; no horizontal overflow at 390 and 1280 on the pages checked. Source: P-CHROME |
Google indexes the mobile version first. |
| Broken links and assets On-page |
Needs work 9 internal link targets return 404, linked from 31 pages (for example /infrared-inspection/ and /septic-and-wells-frisco-tx/). 53 more link targets redirect, including the quote link on 289 pages (/quote-request/ redirects). Many links in page copy use the non-www host. Chrome logged no console errors on the four pages loaded. Source: L-CRAWL / L-CHROME |
Pass No missing internal links or assets across the public pages. Source: P-HTML |
Broken links waste crawler visits and strand visitors, and every redirect hop slows the click to the quote form. |
| Rankings, traffic, speed, and AI citations Content and IA |
Not measured Not measured. Keyword rankings, Maps positions, traffic, Search Console and GA4 data, Core Web Vitals, and AI citation rates were not pulled for this report, and no numbers are given. Google Tag Manager and one GA4 property load on the live pages. Source: L-NM / L-CHROME |
Not measured Not measured. Set a baseline in Search Console and GA4 at launch. Source: L-NM |
These are outcome measures. They need account access and a baseline, and none are claimed in this report. |
AEO
Answer-engine readiness: can AI assistants and rich results understand and quote the site · 8 checks| Check | Live site | Prototype | Why it matters |
|---|---|---|---|
| Business schema Answer engines (AEO) |
Needs work 0 pages have a LocalBusiness block. The business appears only inside other markup (as the provider of a Service or the publisher of an Article) on 111 pages, with the Frisco address and phone. Source: L-CRAWL |
Pass 342 pages carry a HomeAndConstructionBusiness block with the Frisco address, phone, and map coordinates; home and contact add office hours from Kissee's 8.14.26 document. Source: P-HTML / P-COPY |
Business schema is the machine-readable ID card assistants and Google use to answer who Kissee is, where it is, and when to call. |
| FAQ markup Answer engines (AEO) |
Needs work Visible FAQs on the homepage and /faqs/, but only 1 of 377 pages carry FAQPage markup. Source: L-CRAWL |
Pass FAQPage markup on 151 pages, matching the visible questions. The home FAQ answers cost questions without fees ('Request a free quote'). Source: P-HTML |
Short, direct answers marked up as questions are the format answer engines lift most often. |
| Service schema Answer engines (AEO) |
Pass Service markup on 92 pages. Source: L-CRAWL |
Pass Service markup on 268 pages. Source: P-HTML |
Service markup tells machines which inspection a page offers and where. |
| Rating and count claims Answer engines (AEO) |
Needs work Home and About show a Google 4.9 badge image with 'Based on 800+ Reviews'; the 800+ line appears on 203 pages in all. The counter strip says 9000+ inspections on 202 pages (About, service, and city pages); only the homepage says 10000+. We did not verify these against Google. Source: L-HOME / L-CRAWL |
Needs work The home hero says '4.9 Google Rating, 800+ Reviews, 10,000+ Inspections', About shows 4.9 and 10,000+, and the home schema carries a 4.9 rating from 800 reviews. None of these were verified against Google. Source: P-HTML |
Assistants quote numbers word for word, so a figure that does not match Google hurts trust. Google also does not show star ratings a business publishes about itself. |
| llms.txt summary file Answer engines (AEO) |
Opportunity None. /llms.txt returns 404. Source: L-LLMS |
Opportunity Designed for go-live, add at launch. No llms.txt in the review copy yet. Source: P-FILES |
Some AI tools read llms.txt as a short summary of the business and its main pages. It is optional and low effort. |
| AI crawler policy Answer engines (AEO) |
Pass robots.txt blocks no crawler, AI crawlers included. Source: L-ROBOTS |
Opportunity Designed for go-live, add at launch. The production robots.txt should keep AI crawlers allowed. Source: P-FILES |
If AI crawlers are blocked, assistants answer from older copies or third-party listings instead. |
| Clean, quotable facts Answer engines (AEO) |
Pass Phone, address, email, and license numbers (TREC PI#10396 / PI#23852, TPCL 0619643, Pool CPI #76-301225, PTI #01353688, Septic NAWT #1110) appear in the footer of every page. Source: L-CRAWL |
Pass The same license line, phone, and address in every footer, plus answer-first service sections and the TREC Regulations link. Source: P-HTML / P-COPY |
Licenses and contact facts stated the same way everywhere are what assistants cite when asked who to hire. |
| Social profiles (sameAs) Answer engines (AEO) |
Needs work Facebook, Instagram, LinkedIn, and X profiles appear only inside structured data on 28 pages. The footer links to no social profile. Source: L-CRAWL |
Needs work The footer links the same four profiles on every page, but no schema block lists them yet, and Kissee has not confirmed they are current. Source: P-HTML |
Linked, consistent profiles help search engines and assistants confirm the business is who it says it is. |
Local SEO
Google Business Profile, NAP consistency, hours, city pages, and review claims · 7 checks| Check | Live site | Prototype | Why it matters |
|---|---|---|---|
| NAP consistency Local SEO |
Pass 5000 Eldorado Pkwy Suite 150-103, Frisco, Texas 75033 and (469) 789-1444 appear on every crawled page, with a tap-to-call link. Source: L-CRAWL |
Pass The same address and phone on all 378 pages, with tap-to-call links, and in the business schema. Source: P-HTML |
Local search matches the name, address, and phone across the site, schema, Google Business Profile, and directories. |
| Office hours Local SEO |
Needs work No office hours are published on the live site. Source: L-CRAWL |
Pass M-F 8:00 am - 7:00 pm and Sat 9:00 am - 5:00 pm in the top bar, the footer, and the home and contact schema, from Kissee's 8.14.26 document. Source: P-COPY / P-HTML |
Hours that match between the site and the Google Business Profile prevent 'closed' surprises. |
| City pages Local SEO |
Needs work The Areas We Serve menu lists 15 cities, each with its own page, plus the repeated city and service pages noted above. Source: L-CRAWL / L-HOME |
Needs work All 15 towns have a prototype city page. Nine (Frisco, McKinney, Prosper, Denton, Little Elm, Aubrey, Anna, Melissa, Sherman) are in the Cities menu; Bonham, Denison, Howe, Krugerville, Van Alstyne, and Weston are reachable but not in the menu. Source: P-HTML / P-GUIDE |
People search for an inspector in their own town. One useful page per town beats many thin ones. |
| Texas license disclosures Local SEO |
Pass License numbers and a link to the TREC notice in the footer of every page. Source: L-CRAWL |
Pass License line and the TREC Regulations (CN 1-5) link in every footer. Source: P-HTML |
Texas inspectors must show license information, and buyers and realtors look for it. |
| Google Business Profile Local SEO |
Not measured Not measured. The listing, category, website link, hours, and photos were not checked. Source: L-NM |
Not measured Not measured. Depends on client access. Source: L-NM |
For 'home inspector near me', the Google Business Profile often shows before the website. |
| Reviews on Google Local SEO |

Not measured Not measured. The rating and count shown on the pages are listed under 'Facts for Kissee to confirm'. Source: L-NM |
Reviews drive local trust and Maps visibility. No counts are claimed here. |
| Directory listings Local SEO |

Answer check: questions people ask
What an assistant can answer from the live site today. Where the site gets in its own way, the answer says so instead of guessing.
What is Kissee's phone number?
(469) 789-1444, on every live page with tap-to-call, and in the business markup where it appears.
Source: Live crawl, Sep 30 2026
Where is Kissee Inspection Services located?
5000 Eldorado Pkwy Suite 150-103, Frisco, Texas 75033, in every live footer.
Source: Live crawl, Sep 30 2026
What are Kissee's office hours?
Not answerable from the live site; no hours are published. The prototype shows M-F 8:00 am - 7:00 pm and Sat 9:00 am - 5:00 pm from Kissee's 8.14.26 document.
Source: Live crawl, Sep 30 2026; Kissee 8.14.26 document
Is Kissee licensed in Texas?
Yes. The live footer lists TREC PI#10396 / PI#23852, TPCL 0619643, Pool CPI #76-301225, PTI #01353688, and Septic NAWT #1110, with a link to the TREC notice.
Source: Live footer, Sep 30 2026
How much does a home inspection cost?
The prototype does not list fees; it says every home is different and asks for a free quote. That matches Kissee's 8.14.26 direction.

What is Kissee's Google rating?
Needs Kissee to confirm. The live badge and the prototype say 4.9 from 800+ reviews; we did not check Google.

Facts for Kissee to confirm
These appear differently in different places. We have not picked one; Kissee should confirm the right figure before launch.
- Google rating. We were told the About page says 4.7 and the home page says 4.9. On Sep 30, 2026 we found 4.9 ('Based on 800+ Reviews') on both live pages, and 4.9 on the prototype home and About. We found 4.7 nowhere. Kissee to confirm the current figure.
- Inspections completed. The live home page says 10000+; the live About page, and the counter strip on most service and city pages, say 9000+. The prototype uses 10,000+ on home and About.
- Review count. '800+ reviews' appears on the live badge, in the prototype hero, in the prototype heading '800+ Five-Star Google Reviews' and the line '800+ verified Google reviews', and in the home markup (800). Not checked against Google.
- Social profiles. The prototype footer links Facebook, Instagram, LinkedIn, and X. The live footer links none; the same profiles appear only in live structured data.
- Earlier search figures. An earlier version of the presentation quoted clicks, positions, a 4.95 rating, and 919 reviews from a third-party report. Those figures were not re-verified and have been removed from the presentation.

How to read this. Scores are checklist readiness only (Pass = 2, Needs work or Opportunity = 1, Gap = 0; Not verified, Opportunity (not verified), and Not measured are excluded). They are not rankings, traffic, or search-volume estimates, and none are claimed here.
Live findings come from the sources named on each check, all read from kisseeinspections.com on 2026-09-30. Anything we could not check directly is marked Not verified. Rankings, the Google Business Profile, Google reviews, traffic, and speed scores were not measured and are marked Not measured; no figures are given for them. Prototype items marked "Designed for go-live, add at launch." are technical plumbing (production robots.txt, sitemap.xml, final canonical tags, llms.txt) that belongs on the production domain, not the review copy.
